Maintenance Request Procedures
We understand that maintenance issues can be inconvenient and strive to address your needs as quickly as possible. To help expedite the process, please select the correct maintenance procedure based on the nature of your request. Mislabeling a regular request as an emergency may delay response time, so we’ve provided guidelines below to ensure your request is handled promptly and appropriately.
Emergency Maintenance Requests
Emergency maintenance issues are those that could impact health or safety, such as:
- No air conditioning or heating
- No hot water
- In-home flooding
- Water main break
If you experience any of these issues after regular office hours (Monday – Friday after 4 p.m.) or on weekends, please call our emergency line at (813)544-1114 or log in to your account and submit an emergency maintenance request. Before calling, please try these quick troubleshooting steps to minimize damage:
- No Air Conditioning/Heating: Check that all breakers are in the “ON” position.
- No Hot Water: Confirm that the breaker is “ON,” or if using a gas heater, ensure the gas is on.
- In-Home Flooding: Turn off the main water valve located on the side of the home.
- Water Main Break: If possible, turn off water at the street.
Non-Emergency Maintenance Requests
For non-emergency issues, please log in to your account and submit a maintenance request online. Our team will address these requests in the order received during regular business hours. This procedure covers all general maintenance issues that do not require immediate attention.
